Premier Fly-In Fishing & Hunting Lodge

#954
$1,100,000
New Listing
Size:

Crown Lease just under 1 acre

Location:

NE Saskatchewan

Game Species:
Black Bear
Fish Species:
Lake Trout, Northern Pike, Arctic Grayling and Whitefish.
Quotas:
Unlimited Black Bear
Description:

This is an offering for the most discerning buyer; a 5 star operation in some of the top freshwater fishing waters in the world.  This remote location, in the heart of the Canadian Shield, has no other fishing pressure and has only been fished for just over 10 years.  This makes for an ideal environment to grow monsters, whether it be trophy class lake trout, northern pike, arctic grayling or whitefish.  This operation also offers an outpost camp, along with substantial rod days on 5 other surrounding lakes and river allowing you to cater to every type of angler.  Oh and did I mention the unlimited black bear tags?

This premium quality lodge has all of the facilities needed to provide luxury and comfort in a wilderness setting.  Set on a crystal clear lake in Northeastern Saskatchewan, where clients will find the lake and the surrounding area all to themselves.  The 4,500 sq. ft. pine lodge is centered around the great room which boasts 25 ft. cathedral ceilings and a huge wall of windows overlooking the serene lake.  The lodge is just over 10 years old and includes 16 bedrooms, dining and lounging areas, fully stocked store, commercial kitchen and deck overlooking the lake, inclusive of a hot tub.  After a hard day of fishing clients can pick one of the 3 lounge areas; sit around the wood burning fireplace and swap stories while enjoying the view or find a cozy corner to read a book.  Clients are kept pampered with furnishings that you would not expect in this remote environment, considering everything arrives by air.

As mentioned, this package includes exclusive access to six great fishing lakes, as well as different sections of river that all have extraordinary fishing.  Your guests can enjoy staying at the outpost camp to get away from the main lodge for a couple of nights or they can do a day trip to one of the other lakes or rivers.  Three of these lakes have boats waiting for the next angler to come along.  Some of the lakes haven’t even been fished yet providing boundless fishing opportunities for clients.  One of these locations includes petroglyphs and beautiful waterfalls and rapids with excellent arctic grayling fishing upstream.  This is just a taste of the possibilities.

The outpost is not your typical outpost camp; it includes a pine 2 bedroom cabin set amongst the trees complete with power, bathroom with shower (hot water), fully equipped kitchen and large living space.  The outpost is complete with two 16’ Lunds powered by 15hp 4 stroke motors and a large dock for moorage.  There is also a small staff cabin if your guests decide to take a guide with them on their adventure.

The main lodge’s lake is also well equipped with 8 – 18ft. Lunds all powered by 40hp 4 stroke motors.  All boats are equipped with GPS fish finders, deluxe swivel seats, huge casting decks, rod holders, a live well and a bait well.  Clients are also outfitted with Sage fly fishing gear or St. Croix bait casting and spinning rods coupled with Shimano reels for hard tackle fishing.  Simms waders and boots are available for those clients wishing to wade.

All of the different lakes provide excellent fishing; centuries ago the receding glaciers carved out deep holes and crevices that make up the beautiful, clear-water lakes of today that your clients get to enjoy.  These lakes are home to huge fish that lurk in the many bays, coves or deep holes - just check out the pictures for proof!  The largest northern pike taken at the lodge to date was 35lbs and the largest lake trout 50 lbs!

If fishing isn’t enough, let’s add in black bear hunting! The current owners have only been taking fall bear hunters for the last 2 years making for a thriving population; not to mention, this hunt is Saskatchewan’s most remote bear hunt available.  The area is fresh, untouched and home to many trophy bears; a good percentage of them being colour-phase.  The current owners have only taken a very small amount of hunters the past two seasons, but with unlimited tags available the new owner could expand the business significantly in this area.

This operation brings in great numbers and is only increasing those numbers every year.  This is a turnkey business that could be taken over with the new owner hitting the ground running.  If you’ve ever dreamed of owning a premier fishing lodge in one of the best freshwater fishing locations in the world – look no further.

*Second outpost camp available.  Please inquire for further details.

Area Data:

The lodge lies within the southern edge of the Taiga Ecoregion and within the Canadan shield.  Massive, crystalline Archean rocks form broad, sloping uplands and lowlands, with numerous small lakes and eskers.  The lodge is surrounded by forest tundra.  Most trees native to the Canadian boreal are conifers, with needle leaves and cones. These include: black spruce, white spruce, balsam fir, larch (tamarack), lodgepole pine, and jack pine.  A few are broad leaved species: trembling and large toothed aspen, cottonwood and white birch, and balsam poplar.

Area Data:

Saskatchewan offers excellent waterfowl hunting throughout the province, over marsh and lake areas, as well as in harvested grain fields. Some of the best opportunities for bird hunting are in the southern part of the province, where migratory birds often stop along their journey.

Waterfowl are abundant in the southern areas, as well as in major flyway patterns and stopovers including the Quill Lakes area, the Qu’Appelle Valley region, and Lake Diefenbaker and other large bodies of water. Upland game birds, such as sharp-tailed grouse, pheasants and Hungarian partridge, are most plentiful in southern Saskatchewan, and can be found along fence-lines, on rural dirt roads, in abandoned farm yards and other areas that provide good cover with tall grasses and low lying shrubbery.

Hunting & Fishing Lodge in east-central SK

#872
$729,000
Location:

Tobin Lake, east-central Saskatchewan

Game Species:
Whitetail Deer, Black Bear, Migratory Birds
Fish Species:
Walleye, Northern Pike, Sauger, Perch
WMU:
61, 62
Quotas:
34 Whitetail, 24 Black Bear
Description:

This is the same listing as the one below, #871 without the satelitte camp and less allocation.

This outfit has it all and affords the outfitter a long season with high revenues.  Starting with black bear in the spring, move on to fishing during the summer, then whitetail and waterfowl in the fall.  Did I say good revenues…..you bet!  If you've got the talent and the desire, this operation is all you really need.

The lodge of this operation is located on the shores of Tobin Lake and from that location deer and bear and great fishing cam be had.  There are also angling guide licences on the Diefenbaker River and Reservoir.  Also waterfowl licences on Diefenbaker Lake.

As you can see there are good inventories of decoys, blinds, tree stands, camp equipment, motorized equipment, generators, boats, motors, etc. to operate the business.
The present owner has not operated the business to any extend in the past couple of years due to other commitments.  You know what that means, the deer are bigger, the bear are heavier, the fish are larger and the birds plentiful.  Not only will you be getting an unbelievable selection of licences and equipment in very desirable areas of Saskatchewan but you will be stepping into trophy animals on your first hunt.

This opportunity can go both ways.  A spectacular corporate retreat where the owner may take advantage of the diversity of hunting and fishing thru a long season.  The other avenue is for a new or established outfitter to step up and take advantage of this diversified operation and become the boss outfitter of Saskatchewan.  In either case this is a hard one to duplicate with great opportunities being sold with the company as a share sale.

Saskatchewan is home to the 'Dakota' strain of Whitetail Deer, the largest Whitetail in North America!  This operation has over 70 stands with 54 insulated and heated. The remainder are ladder stands or tree stands, spread over more than 500 square miles.

Bear harvest is limited each year, resulting in high numbers of big animals.  The largest to date is 606 lb. and the oldest to date is a 32 year old black bear (the current provincial age record) with many bears in the 10 to 15 year range.  Black Bear in this area also come in unusual color phases with a high percentage of cinnamon and brown etc.

Bird hunting takes place in a region south of Saskatoon with over 2500 sq. mi. of privately owned land within driving distance of the main lodge.  This region includes all 4 major fly-ways; The Pacific fly-way, The Central fly-way, The Mississippi fly-way and The Atlantic fly-way boasting the highest concentration of snow geese anywhere.  There are decoy trailers and pop-up blinds with radios for communication.

Tobin Lake has been ranked as the best Walleye lake in the world by "In-Fisherman" Magazine & Television Network. The lake has held many records with the previous Saskatchewan record Walleye at 18 lbs. 6oz. Northern Pike fishing is also great!  The largest caught (on fly-fishing gear) was a 46" with the largest caught to date of 38 lb.

Swift Current / Cabri

Speckle Bellies, White Fronts, Ross, Snow Geese, Canada Geese, Sharp-tailed Grouse, Hungarian Partridge
WMU:
05, 10, 13, 19
Description:

Here is an opportunity for quality licences in some of the best upland/duck/goose areas available.  These WMZ are located on the flight paths of literally thousands and thousands of migratory birds each fall.  Species include Speckle Bellies, White Fronts, Ross, Snow Geese and Canada Geese.  If that’s not enough, these areas are considered as having some of the largest duck populations in the world.  Southern Saskatchewan is also known for great upland bird hunting for species such as; Sharp-tailed Grouse and Hungarian Partridge.

Included is an owner's residence located in Cabri, the centre of the hunting zones.  Approximately 1000 square feet with 2 good sized bedrooms, bathroom, living room, eating area, kitchen and large back entry.  Has electric heat and hooked up to town water.  The house is clean and tidy and fully equipped with furniture, beds, linens an dishes, just move right in and get started.  There is a garage / shed in the back yard where all the decoys and blinds are stored.

Hunters can be housed at  a nice motel in Cabri which caters to hunters in the fall.  A big advantage here is the availability of a bird cleaning service in Cabri.

Current owner has been operating and spent a considerable amount of money on shows and advertising, he would be willing to pass all those advantages along to a new operator.

These combinations along with this location will allow a new owner a great opportunity to develop a successful business!

Area Data:

Cabri, a drive in the country is still something speciai. Nearby sites include the Great Sand Hills, the scenic South Saskatchewan River, teepee rings, buffalo rubbing stone, archaeological digs and much more. Note as well, throughout the area, the heavy clay soil that is Cabri's famous 'gumbo'.

Visit Boggy Lake, a man-made 'duck hotel' that provides a natural nesting and staging area for water fowl.

Take time to enjoy the waving wheat fields and the spectacular sight from the top of Cator Hill. It offers an endless horizon and an expansive prairie view of the flat and fertile checkerboard farmlands that stretch north of Cabri to the South Saskatchewan River.

To the southeast, you will find the oilfields and to the west is the TransCanada Compressor Station. A new addition to the area is the gas field development.

Enjoy a walk through the river hills. The air is fresh and clean and you can see many different kinds of birds and animals in their natural habitats. There is also a colourful variety of prairie grasses, wildflowers, wildberries, cactus, trees and bushes.

Wherever you go, watch for wildlife. Our area is renowned for its plentiful game: pronghorn antelope, mule and whitetail deer, partridge and migratory birds. Cabri is located in the heart of the North American Flyway so it's no surprise to see a variety of waterfowl here including lesser and greater Canada geese, white fronts and Ross geese and as many as 20 different species of ducks.

Area Data:

Prince Albert is the third largest City in Saskatchewan. Located in the broad valley of the North Saskatchewan River near the geographical center of the province where the agricultural prairie of the south and the rich forest belt of the north meet. Much of Prince Albert is built on the sloping south bank of the North Saskatchewan River while the north bank provides a spectacular view of mixed forest, typical of northern Saskatchewan. Prince Albert functions as a service, retail and distribution centre for northern Saskatchewan's resource industries - mining, forestry and agriculture. It is anticipated that this function will continually be enhanced by increased northern resource development. A well-developed highway system links Prince Albert with surrounding areas. The City is also the focal point for Northern Saskatchewan's railway network.

The City of Prince Albert is fortunate in being well located within its environment; having a harmony in which the City and its forest setting merge. Situated along the valley of the North Saskatchewan River, Prince Albert has an altitude of 428.25 metres above sea level.

Bird hunting takes place in a region south of Saskatoon with over 2500 sq. mi. of privately owned land.
