Description:

Have you ever dreamed of owning a fishing lodge in the Arctic Barren Lands?  Fishing all night under the midnight sun?  Well, this is your chance!

The fishing is something you will not forget in your lifetime – this is some of the world’s finest lake trout, northern pike and arctic grayling fishing.  A small river flows into the bay beside the lodge and is full of arctic grayling; the structure of the big lake, surrounded by hills and valleys, is home to giant lake trout and the grassy bays are full of monster northern pike.  MacKay Lake is 100 miles long affording endless fishing spots to explore and multiple bays to choose from in inclement weather. The fishing is as you would expect in a remote fly-in Arctic fishing camp, in one word, unbeatable.

Warburton Lodge is located on MacKay Lake 135 air miles NE of Yellowknife.  Warburton includes a main lodge complete with fully equipped kitchen, dining/lounge area, staff bedroom, washroom with hot shower and flush toilet.  There are also 3 guest cabins, 3 staff cabins, workshop, generator shed  (with a main and a back-up) and let’s not forget, a double bay outhouse.  Warburton can accommodate up to 14 guests at a time.

This lodge is located in the barren lands surrounded by Arctic wildlife including: caribou, muskox, wolves, tundra grizzly and nesting bird migrations.  The migration of the caribou and muskox are something to see.  The migration of the Bathurst caribou herd is one of the last remaining, true spectacles of nature.

The midnight sun warms the barren lands through May/June /July and the aurora becomes visible as darkness creeps back, in mid-August.  The lake begins to freeze in October and is not ice free until June/July when the midnight sun warms the barren lands again and the geese, swans and thousands of nesting birds return to the Arctic to have their young.

This lodge has year round access due to being along the Tippit to Contwoyto winter ice road that services the diamond mines.  This allows for cheaper transport of big items if needed.  If wanted you could also use the lodge in the wintertime – it would be a great time to view the aurora!  Warburton sits directly under the aurora oval providing for some of the most spectacular aurora displays on earth.

The lodge hasn’t been actively run in the past few years, however, the Arctic’s dryness is not harsh on buildings like in other areas of Canada.  The camp has also been maintained and is ready to go.  The workshop is full of a variety of new and used motor and engine parts, tools, etc.  Everything is already there to run the lodge, so come on in and bring your clients!

Travel to the barren lands, the land of the midnight sun and home of the Aurora Borealis – unchanged wilderness since the beginning of time.  Come experience the magic of the north!

*A larger lodge on the same lake is also available for sale.  Please inquire.
