A Letter of Opinion of Value is a single page document indicating the Fair Market Value of a specific tenure or business such as a Guide Outfitting Territory. This letter takes into consideration the evaluation date and all those items that may be included to ensure the operation of the business or the tenure. This document is generally used in evaluation for corporate accounting, divorce proceedings and for security evaluations. Time involved for preparation once all the information is provided is generally 7 days. Fee for preparation of this document start at $950 plus applicable GST.
Appraisal Report
An Appraisal Report is an in-depth look at Fair Market Value of a specific tenure or business such as a guide outfitting territory using the three most consistent appraisal methods to conclude a value either in the present or the past. The three methods used are; direct comparable approach, cost approach and income approach. Some of the factors that may be taken into consideration in this report are; leases, licences, park use permits, grazing permits, deeded land, game species, quotas, livestock, size of tenure, location, infrastructure, equipment, resident hunting pressure, US dollar exchange, gross revenue and goodwill. This document is generally used for litigation, expropriation, estate settlements, accounting purposes, potential purchases and corporate evaluations. Time involved to prepare this document is generally 30 to 60 days with inspection of the appraisal subject being a factor. Fee for preparation of this document start at $5,000 plus GST and expenses.
